Cedar Mesa Climate

CMR residents, potential residents and visitors are reminded that the climate for this region is seasonal; meaning that winter is cold with precipitation in the form of snow, heavy at times.  Seasonal weather events affect the condition of the subdivision roads, even though the HOA has a subdivision roads snow removal program, to the extent that there may be extended periods of snow packed and icy spots present on many road segments.  It is recommended that residents be made aware that during these periods, mechanical traction devices for tires and/or 4 wheel/all-wheel drive vehicles may be necessary for travel as there are several road segments with curves and grades up to 13% which may make passage difficult without and require extremely cautious driving behavior.  Colorado State laws have been enacted as of 2019 which make such winter travel devices a requirement.

Driving

CMR subdivision is platted such that there is no dedicated right-of-way or easements for trails aside from connectors to adjacent BLM lands, and the HOA BOD recognizes that all CMR residents desire a livable family supportive community/neighborhood.  CMR roads serve as multi-use pathways for non-motorized uses including, equestrian activities, jogging, walking and cross-country skiing.  Motorized users of CMR roads are requested to recognize this shared use and adjust their speeds accordingly.
